Mortgage Loan Originator
The Austin Institute of Real Estate has teamed up with the National Mortgage Licensing System (NMLS Provider #1400455) to provide you with our first IN-CLASS 20 Hour SAFE Comprehensive Mortgage Loan Originator Course (#1602)! This course is designed to provide you with an in-depth understanding of the Mortgage Loan process and to offer the required education that is needed to be in compliance with the SAFE Act. All the resources you need will be at your fingertips, you can interact with other students, and you can have your questions answered by our qualified instructor. The path to become an MLO is provided below, so take the first step today!
Step 1: Create a National Mortgage Licensing System Account
Before logging onto NMLS, individuals must create an NMLS Individual user account. Applicants may do so by Clicking Here.
Step 2: Successfully complete the required 20 Hours SAFE Course
New applicants must complete the 20 Hour SAFE course in order to obtain a Mortgage Originator License. Existing licensees must complete the 20 hours OR have their Texas Savings Mortgage & Loan pre-licensure education certified.

Step 3: Take the SAFE Mortgage Loan Originator Test
All mortgage loan originators must pass the SAFE Mortgage Loan Originator Test, which is comprised of two components: a National Component and a State Component. MLOs must pass each with a score of 75% or higher.
National Portion
*All new applicants must pass the exam prior to filing their MU4 through the NMLS.
*MLOs licensed on or PRIOR to July 31, 2009 must pass the National component before renewing their license for 2011.
*MLOs licensed on or AFTER August 1, 2009 must pass the National component before submitting their MU4 through the NMLS.
State Portion*
Existing licensees and all new applicants must pass the exam or be able to have certified passage of the Texas MB/LO Pre-Licensing Examination PRIOR to filing for MU4 in NMLS.
*The State Component of the SAFE MLO Test will be available as of 8/16/2010, at which time the Texas MB/LO Pre-Licensing Examination will no longer be used.

Step 4: Submit a Criminal Background Check (CBC) and file an MU4
All licensees must submit fingerprints through NMLS for a criminal background check and must provide authorization to obtain a credit report* at the time of filing an MU4 in NMLS.
